Grove City Council on April 16 approved The Pinnacle Club Golf Villas development plan, which calls for 20 units on 4.74 acres along Pinnacle Club Drive, directly east of the Pinnacle Club clubhouse. The area will have a density of 4.22 dwelling units per acre.

The project will be completed in three phases. The site will have both attached and detached structures in the style of the Pinnacle Club clubhouse.

Council also approved changes to Pinnacle's Subarea A3, at Pinnacle Club Drive and Bell Classic Drive.

Pinnacle Development is permitted to construct detached single-family condo units in addition to the previously approved attached single-family doubles.

Epcon Communities Inc. will be the builder.

Philip Fankhauser, a founder of Epcon, said the majority of baby boomers prefer detached homes.

"The market has changed," he said.

Trends also point to more housing options.

"Today's market wants that and expects that," Fankhauser said.

The homes will be available in seven models. The architecture and style will mimic the Pinnacle Club clubhouse. Prices will range from $200,000 to the to mid-$300,000s.
