Franklin County Auditor Clarence Mingo has announced that Franklin County property owners will receive a form in the mail within the week that will assist in the county revaluation process that will take effect Jan. 1, 2011.

Franklin County Auditor Clarence Mingo has announced that Franklin County property owners will receive a form in the mail within the week that will assist in the county revaluation process that will take effect Jan. 1, 2011.

The postage-paid card will ask various questions about the make-up and dimensions of one's property. Sample questions include the number of rooms in the property; whether there's an attic and a listing of other building and yard items (in-ground pool, detached garage, fenced yard, etc.).

To help expedite the process, property owners are asked to return the card within 30 days.

"The assistance of residents in this project will help ensure them the proper value of their home," Mingo said. "We want to make sure people pay no more in property taxes than the law prescribes for the cost of providing local services."

Through technological advancements made in the Franklin County Auditor's Office, appraisers are able to view exterior features of the more than 430,000 parcels in Franklin County.

"Before, if there was a fence, we might not be able to see an addition to the back of someone's home," Mingo said. "This is a better use of technology and a far more efficient expenditure of taxpayers dollars."

With this technology, the cost to appraise each parcel is about $24.

In addition, appraisers from the office will review the information gathered and physically view all Franklin County properties later this year. These appraisers will also analyze the market conditions which will be used in determining the fair market value of property for the tax lien date Jan. 1, 2011, payable in calendar year 2012.
