The company held an open house Sept. 18 celebrating the completion of the first two of five buildings that will make up the office park, at 3751-3847 Attucks Drive off Sawmill Parkway.

The individual buildings are 13,330 square feet and have an interior modular design that can accommodate office space needs from 667 square feet to the entire building, or anywhere in between, said Carol Evans, broker for the offices.

The leases are flexible as well, Bergantz said.

"Flexibility is one thing we've seen that there has been a big need for," Bergantz said. "We're serving people that have a growing business, or don't want to be stuck with the space like an office condo, but want to invest money in their business, not the building. They want to be able to expand when needed."

Bergantz said they're finding people also are interested in moving their offices closer to home.

"People are making lifestyle choices, wanting to be closer to their kids' schools, their homes and to reduce travel times," Bergantz said. "We're also finding an unusual amount of demand for people who are working out of their homes and are reaching the point where they need more office space."

"Anywhere we could make it energy efficient, we did," Bergantz said. "The insulation in the ceiling, walls and even underground, which reduces the need for people to put space heaters under their desks."

The Benchmark Group is based in New York and active in 14 states.

"This is our first office project in the Columbus area," he said. "We like the market -- the stability and the opportunity that there is to grow."

The cost of the finished project is about $7.5-million, Bergantz said. It sits on about 6.5 acres of which almost 33 percent, 2.12 acres is grass, landscaping and a bike path.

Terry Doodon, a member of the Liberty Township Zoning Commission, said the Benchmark Group was flexible in working with the commission.

"We worked through the development process with (Bergantz) and it was a very successful group of meetings," Doodon said. "He has been a delight to work with. He brought something to the table that is a nice project. He instituted all the (commission's) recommendations, and it has a very nice residential feel.

"At a late date he added a bike path, changes in signage and landscaping, (at the commission's request)," she said.

"It's important for us to make it look good," Bergantz said. "We're part of the community. You want people to feel like you're an asset, and we've had a lot of good comments."
