Delta Energy moving to Dublin

Delta Energy will soon call Dublin home.

During a Monday meeting, Dublin City Council unanimously passed an economic development agreement ensuring Delta Energy will relocate to Dublin and build its headquarters on vacant land along Perimeter Drive.

The economic development agreement included a tax-increment financing district that will finance infrastructure improvements at the intersection of Commerce Parkway and Perimeter Drive and a LEED grant of up to $40,000 for environmentally friendly building elements.

The deal also includes the sale of about four acres of city-owned land at the cost of $225,000 per acre. The city purchased the land in 2001 for the same price.

With the economic development agreement approved, Delta Energy will build a headquarters of at least 18,000 square feet, with opportunities to expand the building up to 35,000 square feet on the four acres located on the southeast corner of the Commerce Parkway and Perimeter Drive intersection.

According to a city staff report, the business plans to bring 100 jobs to Dublin, which could receive payroll withholdings from the company of more than $2-million over 10 years.

Dana McDaniel, city director of economic development, told council the agreement requires construction to start soon.

"(Delta Energy) must start construction 12 months after the closing (of the land sale) and finish in 24 months," he said.

Delta Energy is currently based in Columbus, but company founder and president Sheri Tackett told council members it would be good to return to Dublin, where the company got its start.

"Were it not for Dana (McDaniel) and his work on the economic development (agreement) I would not be standing here," she said.

Tackett said Delta Energy provides consulting services for companies that do not have energy departments and supplies businesses with natural gas. According to Tackett, Delta Energy clients include Worthington Industries, Honda and Ashland.

Dublin City Council members also unanimously approved an economic development agreement to keep Mindleaders Inc. in the city.

The city previously lured the company to Dublin with a relocation grant of $150,000 in 2005.

For the new agreement, Mindleaders will move to 5500 Glendon Court in a 33,000-sqaure-foot space that can be expanded by 15,000 square feet. The company also will maintain its current staff of 98 and expand it to 130 by 2015.

In return, the city will give Mindleaders a five-year, 18-percent performance incentive, which is capped at $155,448. For the performance incentive, the company must reach predetermined annual withholding targets to qualify, the staff report said.
