A pair of hotels in the Cemetery Road corridor west of Interstate 270 almost are ready to proceed after Hilliard Planning and Zoning Commission members approved both proposals June 14.

InterContinental Hotel Groups, whose brands include Holiday Inn Express, will build a 4-story, 92-room Avid Hotel at the former McDonald’s site, 3900 Lyman Drive, at the northeast corner of Cemetery Road and Lyman Drive, and Tru by Hilton will build a 4-story, 97-room hotel at 3950 Lyman Drive, west of the Hampton Inn & Suites at the same address. A lot split would create a new address for the Tru by Hilton.

Commission members approved both proposals 6-0; Brett Bergefurd was absent.

The proposals do not require further consideration by Hilliard City Council because neither application involves rezoning, said commission member Bill Uttley.

However, the Hilliard Board of Zoning Appeals must approve several items, including a reduction in the minimum number of off-street parking spaces and the minimum perimeter landscape for both hotels, , according to Tromy Batiste, a clerk for the commission.

The BZA also must approve a reduction in the minimum lot width and parking setbacks for Tru by Hilton, Batiste said.

IHG’s proposal was approved after architects presented revised plans.

Commission member Bill Uttley criticized IHG’s original Avid Hotel proposal on May 10 as being “institutional (and) sterile.”

He said the “new elevations included natural stone materials on the first floor.”

Hotel architects said the original design was the “modern look” IHG desires but owner Raju Teli said last month he would inquire about changes.

A third hotel proposal in the Cemetery Road corridor west of I-270 requires rezoning and legislation approving it is scheduled for a third and final reading by City Council on June 25.

Innsight Hospitality LLC wants to build a $12.6 million, 94-room TownPlace Suites, a Marriott brand, on about a third of a 5.6-acre lot at the former site of JD Equipment, 4079 Lyman Drive.
