Just when it appeared that East Livingston Avenue was getting more interest from developers than residents would prefer, another proposal has surfaced.

Northstar Realty wants to build a 5-story mixed-use development that would include the former Shane’s Gourmet Market site, 447 E. Livingston Ave., in Schumacher Place, according to documents filed recently with the city of Columbus. The development would combine several properties between 447 and 485 E. Livingston.

Northstar is seeking a number of variances, including a request to exceed the maximum building height from 35 to 65 feet, according to the documents.

The company also has applied for resident-only parking permits on the first floor, a reduction in the building setback, a reduced number of required parking spaces and a scaled-back landscaping and screening requirement.

Brenda Gischel, president of Schumacher Place Civic Association, told ThisWeek she has several problems with the development plan.

“It’s too high,” she said. “Construction there makes life living there in the northeast portion of Schumacher impossible.”
