The Pizzuti Cos. facility is 802,390 square feet, and the new tenant is taking the entire building.

The Pizzuti Cos. and its partner, PCCP LLC, have announced a new lease at Rickenbacker West Industrial Center in Columbus.

An undisclosed large beverage distributor has leased the entire 802,390-square-foot speculative building, making this the largest speculative deal completed in the Columbus market in 2018, according to a Feb. 27 news release from Pizzuti Cos.

The distributor is leaving its 700,000-square-foot facility, wanting a larger space with the ability to accommodate future growth, as well as a Class A facility with modern amenities, the news release said. Construction began on Rickenbacker West I in fall 2018, and the tenant is expected to occupy the space in April, the release said.

The release didn't say how many jobs, if any, the tenant would bring, but Laurie Marquart, Pizzuti's marketing communications manager, said the new tenant would be "up and running" in April. She said the lease deal was completed in 2018. She also said the tenant asked not to be named, so "we cannot comment."

A document recorded Jan. 28, according to the Franklin County Recorder’s Office website, shows the tenant as Pepsico Global Real Estate Inc. The document shows the lease agreement, signed Oct. 30, 2018, is for 1901 Beggrow St., Columbus.

A Loopnet.com listing describes 1901 Beggrow as an 802,390-square-foot space and notes, “This Property is no longer available.”

Pepsico lists an email for media inquiries, and ThisWeek emailed the company for comment but received only an automated reply Feb. 27.

Rickenbacker West I is on a 51.08-acre site and offers expansion capabilities of 1 million square feet, the release said. The building features include 36-foot clear heights, 300 trailer spaces and LED lighting throughout the warehouse.

“We are pleased to welcome our first spec tenant to Rickenbacker West,” Phil Rasey, Pizzuti's vice president of development, said in the release. “The lease was signed at building completion, which shows not only the strength of this particular project but (also) the strength of the overall Columbus market.”

Rickenbacker West Industrial Center is 1.5 miles south of Interstate 270, off Alum Creek Drive, and within a Community Reinvestment Area, providing a 15-year 100 percent real-estate tax abatement, the release said.

Pizzuti’s 280-acre Rickenbacker West Industrial Center includes a 1.6 million-square-foot build-to-suit for Whirlpool, a 650,000-square-foot PetSmart distribution center and a 300,000-square-foot Anda pharmaceutical facility, the release said.
