Ohio State Bank hopes to expand to Upper Arlington with a mixed-use project that also could yield a restaurant.

Ohio State Bank, which opened last April in Bexley, is wanting to construct a 2-story building at 1776 W. Lane Ave.

The site is at the northeast corner of Lane Avenue and Northwest Boulevard.

The Upper Arlington Board of Zoning and Planning on Tuesday, Jan. 21, is scheduled to review final development plans for a proposed mixed-use building that would house a 4,315-square-foot bank and second-floor office for Ohio State Bank.

Plans also call for an adjacent 2,070-square-foot space that could be a restaurant, retail or an office.

"A secondary tenant has not been identified, although a restaurant use has been discussed," said Chad Gibson, Upper Arlington senior planning officer.

Bank president Dave Mallett declined comment on the project.

According to plans submitted to the city, a space at 2508 Northwest Blvd. would be used for 24 surface parking spaces and a drive-thru ATM.

"This proposal would continue the positive momentum of redevelopment within the Lane Avenue corridor," Justin Milam, Upper Arlington planning officer, wrote in a Jan. 3 letter to the project's architect, J. Carter Bean. "We are excited for another multistory, mixed-use building that comes at a time when we are examining ways to make the corridor better."

Although Milam's letter indicated support for the concept, it also noted areas of concern from the city, including how the project might fit in with standards the city plans to develop through an ongoing Lane Avenue development study.

"The proposed building is contemporary in style and, while quite attractive, may be a departure from the established character of the Lane Avenue corridor," Milam wrote. "Please continue to demonstrate the role this building plays in the aesthetics of the corridor.

"An area for possible future (temporary) public art should be considered on the east elevation."

If approved, the project would affect current local businesses, such as Oh, Know! The Knowing Place, 1776 W. Lane Ave., and Craig King Realty Group, 1776 W. Lane Ave., Suite C.

Gibson said Joe Henderson, the city's economic-development director, hadn't spoken to representatives of Oh, Know! The Knowing Place as of Jan. 10 but said Henderson would "gladly assist them to identify potential new locations within Upper Arlington," if the Ohio State Bank project moves forward.

As for Craig King Realty Group, Gibson said, "the city's economic-development director is already in communications with this business owner and will provide assistance as he seeks a new location within the city."

Gibson said Ohio State Bank representatives haven't indicated how many jobs would be created by the project.
